What if……

 

If you need to report a problem

Action: In the first instant always email repairs@inskipanddavie.co.uk with full description of the issue/problem/repair you need to report.  Once our office re-opens, please also telephone on 01767 699090 and speak to a member of staff regarding your reported issue in case we require further information.

Please note we will be available during the below office weekly opening times (subject to Bank Holidays and Christmas holiday reduced hours).

Monday – Friday 9am to 5pm

Saturday 9am to 4pm

 

Our own Company ethos

We will endeavour to always register and start a process of remedy for any repairs/issues reported by the next working day. Therefore, if a problem occurs after hours on a Saturday and is reported via email in the first instance – we will strive to action a program of repair (and report this to you) by end of business Monday. In the meantime, tenants must look to action the following examples to restrict further damage:

The Housing Deregulation Act 2015

A tenant has to put in writing to the landlord (or Letting Agent) his/her complaints about disrepair. The landlord has 14 days to respond to the tenant, setting out when they will access the property, look at the remedies and carry out repairs.

  

Outside of office hours and on Sundays you will need to follow the following advice. This advice is available on our company website www.inskipanddavie.co.uk under the section ‘Contact Us’ in the dropdown ‘Tenant Emergency Information’.

 

Water Leak

It is imperative that you and all occupants are aware of the location of the property internal stopcock which is provided at handover.

Should you discover a major leak, turn the stopcock off to cease any more water entering the property, then run all taps to drain the water system.

If it is a minor leak, please use your initiative.

– if there is a leak below the kitchen sink, use a bowl to catch the water and towel dry the area.

– please be aware that a toilet running continuously is a minor issue.

N.B. Should you discover that your water supply has ceased, you must in the first instance check with your supplier (contact or via website) to check that your area is not undergoing maintenance repairs. Any such temporary cease of supply by a utility company cannot be controlled by Inskip and Davie or the Landlord.

Gas boiler heating not working

Is gas still supplied to the boiler? Is electricity still supplied to the boiler? Is there 1.5 bar of pressure displayed on the boiler? Is there a filling loop to help re-pressure? Is the external small condensate pipe blocked or frozen? Do you need to change the batteries in the thermostat? If you are on a pre-payment meter, do you have credit on your gas payment card?

Should you discover that your gas supply has ceased, you must in the first instance check with your supplier (contact or via website) to check that your area is not undergoing maintenance repairs. Any such temporary cease of supply by a utility company cannot be controlled by Inskip and Davie or the Landlord.

Oil fired heating not working

Has your oil tank run out? Do you need to change the batteries in any level monitor?

N.B. It is imperative you monitor your own oil level and refill in advance of completely running out, working the boiler to the point of ‘dry’ can pass contaminated oil through the boiler which can cause internal damage. Any damage caused will be the tenants cost to repair.

Action: Email the office as above.

 

No electricity at the property

In the first instance, check your fuse box has not tripped.  If you are on a pre-payment meter, do you have credit on your electric payment card?

Should you discover that your electricity supply has ceased, you must in the first instance check with your supplier (contact or via website) to check that your area is not undergoing maintenance repairs. Any such temporary cease of supply by a utility company cannot be controlled by Inskip and Davie or the Landlord.

Action: Email the office as above.

 

Carbon Monoxide Alarm sounds

We have a record of each alarm expiry date, however if battery operated, you as the tenant must constantly check and maintain each battery.

If the alarm intermittently bleeps – it may be showing the battery running out of power.

Action: You will need to replace the battery immediately at your cost to protect yourself and your family.

If your carbon monoxide alarms sound continuously

Action: You will need to open the doors and windows, turn off all gas appliances including the boiler. Also turn off the gas isolator valve/control handle.

What to do if you smell gas:

  1. Do not smoke or light matches.
  2. Do not turn electrical switches on or off.
  3. Turn off the meter at the isolator valve/control handle.
  4. Call the National Gas Emergency number (0800 111 999)

Smoke Alarm sounds

We have a record of each alarm expiry date, however if battery operated, you as the tenant must constantly check and maintain each battery.

If the alarm sounds intermittently as distant bleeps – it may be showing the battery is running out of power.

Action: You will need to replace the battery immediately at your cost to protect yourself and your family.

If your smoke alarms sound continuously, gather all occupants, and exit the property as soon as possible.

In case of an Emergency, call the Emergency Services on 999

Batteries

You must ensure that you have a supply of the correct sized batteries to replace all battery-operated thermostats, smoke alarms, carbon monoxide alarms for the property. During a tenancy, replacement of such are solely the tenants responsibility.

 

Locked Out

Please be aware we securely hold spare keys for rented properties, however these are office sets and are not spare tenant sets.

Action: We would advise tenants to take measures in advance to ensure a spare key is available as we cannot be contacted out of hours.

 

Emergency Call-Outs

Please be aware that if you call out any emergency tradesman (plumber, locksmith etc), any cost may be yours to pay.

Any non-emergency call out cost will be solely your responsibility to pay.
