Inskip & Davie ‘Full Management’ Charges

Monthly Service Charge:

 

Our monthly payable service charge is 12.5% plus VAT = 15% of the monthly rental figure

(subject to our minimum monthly fee of £78.00 inclusive of VAT).

 

 N.B This charge will be reduced if a Landlord introduces a portfolio of properties for full management.  

 

 

Administration Fee:

 

We offer an initial new tenant/s placement admin fee of £300.00 inclusive of VAT followed by a reduced fee of £222.00 inclusive of VAT thereafter.

 

This administration fee is charged each time we successfully introduce and place new tenant/s and includes all the following at no further cost including future exit:

  • Initial property consultation/market pricing appraisal
  • Help in organising any required property condition/compliance updates
  • Full Marketing including ‘Blue Sky’ enhancement
  • Accompanied viewings
  • Professional recommendations of proposed tenant/s
  • In-depth Professional Referencing including a ‘Right to Rent’ check
  • Preparing all documents:
    1. Copy of valid Energy Performance Certificate
    2. Latest version of the Government ‘How to Rent Guide’
    3. Valid Gas Safety Certificate (if applicable)
    4. Valid Electrical Installation Condition Report
    5. Three copies of the Shorthold Tenancy Agreement to be signed by each tenant and witnessed by Inskip & Davie
    6. Related Guarantor Agreement Form (if applicable)
    7. Typed and bound Inventory to be signed by tenants within one week of handover (Emailed to Landlord with Tenants’ comments when returned)
    8. Deposit Protection Scheme paperwork
    9. Bespoke additional Inskip & Davie ‘Permission Form’
    10. Pet Permission Form (if applicable)
    11. Standing Order Mandate for rent payments
    12. Inskip & Davie Client Money Protection Certificate
    13. Confirmation of Utility suppliers and local Council Tax Office
    14. Rent and deposit receipts

 

  • Collecting Deposit and Placement into our preferred Government authorised Deposit Scheme
  • Compiling and Issuing of Section 21 Notice if required
  • Dealing with entire exit inventory and all check out negotiations
  • Return of deposit
  • Updating the utility companies of meter readings and notifying the local Council Tax office of any change to tenancy (Landlords will be copied into these emails for their own records)

 

Thereafter our Full Management monthly commission will be to:

  • Manage monthly rent payments
  • Complete regular property inspections which include a comprehensive ‘Landlord Report’ for each
  • Manage/report any repairs/remedial works and liaising with tradesmen/Landlord/Tenant
  • Arrange compliance works as required – annual Gas Safety Check (if applicable), Electrical Installation Condition Reports, renewal of EPCs.

 

Energy Performance Certificate: 

Organising and the cost of a 10-year valid EPC £115.20 inclusive of VAT.

 

Electrical Installation Condition Report

Organising and the cost of a 5-year valid EICR £135.00 N.B. our preferred contractor is not VAT registered.   

 

Gas Safety Certificate (including service of boiler)

Organising and the cost of the annual Gas Safety Certificate (if required) £126.00 inclusive of VAT.   

 

Landlord Withdrawal Fee:

If you instruct Inskip & Davie to proceed with a proposed Tenancy, but then you decide to withdraw £480.00 inclusive of VAT.

 

Landlord Requested Existing Tenancy Renewal:

Renewal of the Shorthold Tenancy Agreement (including all relevant legal compliance paperwork, signing, and witnessing of new SHTA) £60.00 inclusive of VAT.

 

Landlord Rent Review:

Inskip & Davie provide review, prepare, and deliver all relevant Section 13 Paperwork £30.00 inclusive of VAT.

 

Landlord Rental Statements:

If Inskip & Davie are asked to provide hardcopy rental statements to landlords (N.B these are already included on top of each monthly emailed statement) £30.00 inclusive of VAT per property.

 

Charges to Tenant

Tenant Requested Existing Tenancy Renewal:

Renewal of the Shorthold Tenancy Agreement (including all relevant legal compliance paperwork, signing, and witnessing of new SHTA) £60.00 inclusive of VAT.

 

Adding Tenant:

Each additional reference including Inskip & Davie completing a ‘Right to Rent’ and issuing new Shorthold Tenancy Agreement with all related paperwork £60.00 inclusive of VAT.

 

Non-return of signed inventory:

Failure to return signed inventory £48.00 inclusive of VAT.

 

Replacement of keys/fobs:

The cost of replacing each item plus our administration charge of £12.00 inclusive of VAT.

 

End of tenancy:

Administration charge for overseeing any required tenant fault remedial works on exit £60.00 inclusive of VAT.  This excludes the cost of the actual works.
